  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:


    - Administrative Processing Fee: $4

    - Monthly Admin Fee: $5

    - Pest Control: $3

    - Utility Fee: $13

    - Water: Based on usage and billed in addition to your monthly rent

    - Electric: Based on usage and residents will need to create a utilities account

    - Pet: If applicable, $25 per pet

    - Debit Card Payments will incur a service fee ranging from $3.95 to $9.95 per transaction

    - Credit Card Payments will incur a service fee of 2.95% per transaction

  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply!

    Each resident must meet certain criteria including:

    - Rental, credit, and criminal history checks
    - Employment and income verifications

    After you have finished your application, you will receive a confirmation email with preliminary approval.

    In order to make your approval final, the office team will need a copy of each occupant's photo identification and pay stubs or W-2 forms to confirm income requirements.

  • I've been approved, what's next?

    Congratulations and thank you for choosing Marquis on Westheimer as your new home!

    Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in. Action items include:

    1. Electronically signing your lease
    2. Setting up your resident portal account
    3. Paying move-in fees and deposits
    4. Sending our team confirmation of your utilities accounts and renters insurance
    5. Setting up your move-in appointment

    We will stay in contact with you throughout this process and are available to answer any questions you may have to make your move-in as smooth and easy as possible.

  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marquis on Westheimer! Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment. On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!

  • As a resident, where will I park? What about my guests?

    Thanks for your question!
    Every resident is assigned one reserved covered parking space.
    Guests may park in the visitors section.
    Both residents and guests must register their vehicles before parking on-site, please contact the office for more information.

  • As a resident, how will I receive packages?

    Packages are delivered directly to residents' doors.

  • What school district is Marquis on Westheimer in?

    Students at our community attend Houston ISD schools. Depending on their grade level, students will go to Emerson Elementary, Revere Middle, or Wisdom High School.
